Access Statement for Spires View B & B

Introduction

The following statement is a summary of the facilities in our home based 3 bedroom bed and breakfast
we aim to cater for the needs of our guest if you have any questions please do not hesitate to contact us.

 
Pre-Arrival

Lichfield city train station and bus station is approximately 15 minute walk or short car journey there are normally taxis available from the train station

Lichfield itself is 5-10 minute walk 

Suggested sat navigation postcode to use is WS13

Arrival & Car Parking Facilities

There is parking for 3 cars at the front of the property off the main      road on tarmac surface driveway
Assistance with baggage if required
The entrance is accessed from drive along flat tarmac pathway lit via lamppost at night with step of 10cm into large open porch area with a sensor lighting.

 
Main Entrance

The front door has a standard opening width of 74cm with

threshold step up of 20cm
Entrance from front door is into carpeted hall

 
Hall, Stairs, Landing.

Hall stairs and landing are carpeted short pile

The stairs are standard rise and fall of 20cm-24cm

The stairway is in two sections from the hall there are 6 steps to a return platform 86cmx81cm then further 7 steps to landing area.

Bedrooms

All bedrooms have a door opening of 74 cm all doors have locks

With standard size single beds and a height of 64cm from floor to top of mattress.

All beds have protective mattress covers and cotton linen with quilt and two pillows additional pillows available on request.

All bedrooms have wardrobe chest of draws and wicker chair

Sitting position 44cm from floor also T.V. with subtitles facilities, radio alarm clock, tea/coffee making facilities, hairdryer,

Furniture is movable on request

Bedroom 1 is on the ground floor and has three single beds this is not an en-suite room but there is a shower room on the ground floor next to this room

Bedrooms 2 & 3 are on the second floor and both have two single beds one of these room is en-suite.

All bedrooms are carpet flooring

Downstairs shower room

Door opening of 72cm

There is a cloakroom size wall fixed corner sink with a height of 86 cm and toilet height of 42 cm and a standard size shower cubical with a pull open door 56cm opening and shower floor area of 63 x 63 cm the step up into the shower is 28cm

The floor is tiled and the décor is in neutral colure with walls half tiled.

Main Shower room  

Situated on the 1^st floor

Door opening of 74 cm with laminated floor neutral décor and tong & grove cladding

Sink and pedestal 84cm height with a clear under space of    cm

Toilet 42cm high the shower cubical has a sliding door with 46cm opening access and a shower floor area of 107 x 66 cm step up into shower is 23cm.

En-suite

Door into en-suite has an opening of 56cm with toilet height of 42cm

And a small cloakroom size wall mounted sink 84 cm height and a under space of   cm the shower cubical is of standard size with a

Bi-fold door with an open width of 51 cm step up into shower is 15 cm

And a shower floor area of 63 x 63 cm

En-suite has a carpeted floor with neutral décor the ceiling is sloped

Public Areas - Sitting room, lounges, etc

There is no communal sitting room or lounge all bedrooms have own T.V. beverage facilities

Breakfast room

The breakfast room is on the ground floor and is accessed via the kitchen, door opening 71cm with a walk through area width of 78 cm

The table is of metal construction with a clear glass top that seats up to six people the overall height is 74cm and a under space of 6?  Cm

The chairs are metal high backed with a cushioned fabric seat and back, with a seat height of 48cm the under space between chair and table when seated is 18cm

Table and chairs moveable on request

The floor is wood effect laminate with a neutral décor to walls

Our normal Breakfast times are

7.00am-8.00am weekdays

8.30am-9.00am weekends

If you have and special dietary requirements please advise at time of booking

Additional Information

In the rooms there are browsers with all information on Lichfield and fire safety evacuation procedures

We are happy to go through this with you if the need be

We will alert guest in the need for evacuation
we are strictly no smoking in the house (it is against the law)

Arrivals and Departure

Arrivals between 4pm-7.30pm (other times by arrangement)

Sorry no arrivals after 9.30pm

Departure is by 9.00am weekdays and 10.00am weekends

When booking your room you will be asked for your expected arrival time
